What is a Tax Sale Auction?
The selling of property for non-payment of ad-valorem taxes, which is also known as property taxes. The collection of property taxes is a huge priority in every county within the State of Texas. Without the collection of property taxes, the taxing authorities, which include schools, counties, cities & other special taxing districts would go broke. In Texas, these taxing entities can and will force the sale of the property in order to collect the delinquent taxes owed. The County Sheriff is responsible for this auction, which is held on the courthouse steps every month.

Every month, hundreds of properties are auctioned off at the Sheriff’s Sale, which is also known as the Constable’s Sale due to either delinquent property taxes or a judgment. Most delinquent properties are 3 to 5 years behind on their property taxes. Although the Sheriff’s Sale/Auction is held on the first Tuesday of each month, just like the Trustee’s Auction, the laws and procedures are very different . Tax deed investing in Texas is one of the best investments you can make for two reasons. The first is the high statutory rate of return if the property is redeemed within the allotted time period. I am currently stationed in Virginia, and next December I will be moving back to my hometown of San Antonio. I just found out about Tax Liens through an infomercial and wasn’t sure how true this is. Can you clarify for me if tax liens and tax deeds are true, if so how can i convince my wife to get on board. There looks like there is money to be made in this business. Also, would i be able to take the online course that you offer? Then put into practice what you teach without actually being in Texas? One more question: I was looking to obtain my real estate license? What course or school would you recommend??

Sorry for the delayed response. Here are the answers to your questions
(are Tax Liens for real?). The answer is YES. Texas Tax Lien investing is very real and lucrative. I have to be honest with you though, the biggest negative is the volume of tax lien deals that are available every month. I look at tax lien deals every month, but I am able to buy one or two every 3-4 month. I don’t believe you will be able to ONLY work Texas Tax Liens deals to make a six figure income. Again, 28 out 30 tax liens that I have purchased have made me great money, but don’t expect to buy one every month.
(how to get my wife on board?) – Can’t help you there. People are skeptical until you prove it works!
(Is there money to be made?) There is. Again, I will shout this from the top of any rooftop, Tax Liens are GREAT investments.
(Roddy’s Tax Lien course?) – You need to be here to put what we teach into practice. Investing in Texas Tax Liens CAN NOT be done VIRTUALLY.
(Where to take classes for a Real Estate License) – I would go to Champion School of Real Estate (www.championsschool.com) or the San Antonio Board of Realtors (www.sabor.com) if you want to do it locally in San Antonio.
